We work best with
these kinds of businesses

sparkle

PropTech founders & startups

Founders building platforms that sit at the intersection of property and technology — where trust account obligations, transaction complexity, and buyer trust all need to be right from day one.

cash-1

Real estate payment & finance businesses

Companies embedding payments, vendor finance, or deposit management into real estate workflows — where a failed transaction isn't just an inconvenience, it's a legal and reputational event.

buildings-1

Building management software companies

Teams building platforms for building managers, strata, and facilities — where the product needs to scale across hundreds of buildings and thousands of residents without breaking.

Property developers & agencies

Developers and agencies who need digital infrastructure — buyer portals, project marketing platforms, CRM integrations — to manage sales, settlements, and relationships at scale.

What property founders actually worry about when hiring a dev agency

Property technology sits at the intersection of money, law, and trust. These concerns come up in almost every first conversation — and they're worth talking about honestly before any project starts.

long term support icon

"Property transactions involve real money in trust. Can your team actually handle that?"

Trust accounts, escrow, and regulated payments require compliance-first design; overlooking regulations risks breaches, penalties, and irreversible loss of trust.

We built Coposit — Australia's first property payment app, accepted by CBA, with deposits held in regulated trust accounts. We've done this before at scale.
icons8-cloud-link-1

"We need to integrate with real estate CRMs, payment rails & agency systems. Is that actually possible?"

PropTech integrations are complex, involving CRMs, payment compliance, and legacy systems; success requires deep domain expertise, not just connectivity.
We built Rello Pay, $400M+ in annual property transactions, connecting Nuvei payment rails, AML tools & real estate CRMs in a single platform.
chart-line-up (2)

"We need this to scale — from 10 buildings to 3,000, or from 50 buyers to 50,000."

Early-stage platforms differ from scalable systems; many PropTech rebuilds stem from launch-focused architecture unable to support growth demand.
MYBOS now runs on 3,000+ buildings and 705,000+ users — we helped build the platform that got it there.
house-line

"We've already been burned by a previous agency. The platform looks done but it isn't."

Demo-ready PropTech products often hide technical debt, security gaps, and flawed architecture requiring careful assessment before any rewrite.
We've rescued PropTech products built by other agencies. We'll tell you what's there, what it costs, and what to fix before any commitment.
users

"Our users aren't tech-savvy, agents, building managers, buyers. Will the product actually work for them?"

Property software must work under real-time pressure; design prioritises field conditions, user roles, and minimal training requirements.
Discovery includes workflow mapping for every user type. We design for real conditions, not idealised ones.
timer

"Timing matters in property. A platform that goes down at settlement isn't acceptable."

Property platforms demand resilience; architecture includes failover, monitoring, and load testing to prevent critical transaction failures and risks.
Architecture designed for resilience from day one. Post-launch monitoring and support structured into every engagement.

PropTech doesn't forgive average engineering.

Most agencies can build property software. Few can build platforms that handle regulated transactions, survive integration failures with legacy agency systems, and scale from a handful of buildings to thousands without a rebuild.

The difference isn't technical ability alone — it's knowing where the risks are before the project starts. Which payment integration decisions look fine at MVP and become compliance liabilities under growth. What a building manager actually needs at 7am when something breaks. How a property buyer behaves under the pressure of a time-sensitive purchase.

That's something you accumulate over years inside property transactions, building operations, and regulated deposit environments. We've accumulated it.

Property companies that trusted us with what's at stake.

These aren't mockups. They're working platforms handling real transactions, real buildings, and real money — in an industry where failure has legal and financial consequences.

Coposit: Australia's first property payment app · Accepted by CBA

Coposit broke the deposit barrier for Australian property buyers letting first-home buyers, investors, and downsizers secure off-the-plan properties with just $10,000 and pay the rest in weekly interest-free instalments during construction. The Commonwealth Bank became the first major Australian bank to accept Coposit-secured pre-sales.

EB Pearls built the full platform: buyer-facing app, agent-facing tools, regulated trust account payment flows, and the developer portal that ties it together.

MyBOS: 3,000+ buildings · 705,000+ users · 1.5M+ work orders

MyBOS founder Sam Khalef couldn't find a building management platform that worked the way building managers actually worked so he built one. EB Pearls helped him build it.

When MyBOS needed to rebuild its foundations after an earlier version hit its ceiling, they came to EB Pearls. We untangled what was there, rebuilt the platform properly, and delivered a product that now scales globally.

Healthcare organisations that trusted us with what matters.

These aren't demos or prototypes. They're working products used by clinicians, patients, and researchers — in environments where the stakes are real.
01

Fresh Clinics

Fresh Clinics raised $32 million and made the Deloitte Fast 50 three years running. Behind that growth is a technology platform that EB Pearls designed and built — powering telehealth compliance, real-time prescribing oversight for 2,000+ practitioners, and integrated clinic management across Australia and the United States.

This isn't a booking app. It's a fully regulated clinical platform handling prescriber oversight, adverse event reporting, treatment documentation, and omni-channel patient engagement — all under the compliance requirements of two healthcare markets simultaneously. We built the full tech stack: omni-channel apps, deep system integrations, and the infrastructure that now powers clinics at scale.

Heart Research Australia

Heart Research Australia funds life-saving cardiac research and supports heart attack survivors across Australia. Their digital presence needed to do more than exist — it needed to convert supporters, handle donations compliantly, and give their team tools to manage campaigns and community engagement at scale.

EB Pearls built the full digital platform: website, fundraising infrastructure, and web application — designed to handle peak campaign traffic, process donations securely, and give the Heart Research Australia team visibility over their supporter base and campaign performance.

University of Melbourne

The University of Melbourne's diabetes research program required a platform that could do three things simultaneously: monitor patients in the field, capture and structure research data, and integrate with Australia's Health Data Repository (HDR).

This is the kind of build most agencies will say yes to and then discover the hard way. HDR integration requires deep knowledge of Australian health data standards. Patient monitoring apps carry clinical obligations. Research data has integrity requirements that don't exist in commercial software. EB Pearls delivered across all three — building a platform that researchers trust with real patient data.

The digital products property companies actually need

Generalist agencies can build property software. They just can't build it for the compliance environment, the integration complexity, or the scale that serious PropTech requires — without expensive lessons along the way.

Everything below is something we've built before — in live property environments, for real users handling real transactions.

01

Property Buying & Deposit Platforms

End-to-end buyer journeys for off-the-plan and new-build property — instalment deposit systems, trust account payment flows, qualification tools, and settlement tracking for buyers, agents, and developers.

02

Real Estate Payment & Finance Platforms

Embedded payments, vendor finance, and deposit management tools for real estate agencies — with the AML/KYC compliance, identity verification, and payment rail integration that property transactions require.

03

Building & Facility Management Software

Full-featured platforms for building managers, strata, and facility teams — maintenance workflows, resident apps, contractor management, compliance reporting, and asset tracking across single buildings or large portfolios.

04

Agent & Developer Portals

Tooling for real estate agents and property developers — project management dashboards, sales tracking, buyer communication tools, and integrations with the CRMs and systems they already use.

05

Property Marketplace & Search Platforms

Listing platforms, search tools, and property marketplaces — built for the scale of Australian property volumes, with the integrations to REA, Domain, and agency data sources that make them useful from day one.

06

PropTech SaaS Products

Full-stack software products for property technology companies — from MVP through to enterprise scale, built for the compliance environment of the Australian property market from the start.

AI capabilities for modern property platforms

AI in PropTech isn't a feature you bolt on later — it's increasingly what separates platforms that reduce operational overhead from those that just digitise it. Automated compliance checks. Predictive maintenance. Intelligent document processing for property transactions.

EB Pearls builds AI capabilities into property platforms pragmatically — not as a buzzword, but as a genuine answer to the workflows that cost property businesses the most time. If it won't create real operational value, we'll say so. If it will, we've probably done something similar before.

Surfacing patterns across building portfolios, transaction volumes, and resident behaviour — without requiring a human to go looking for them.

Our system for building property platforms that don't fail when it matters

Experience tells you what can go wrong in a property platform. A system ensures it doesn't. Built to Last™ is how we structure every PropTech engagement — assessing each platform across three dimensions before it ships. See the full Built to Last™ framework →

01

Compliance & Transaction Ready

  • Trust account flows built to regulatory standard, not approximated
  • AML/KYC designed into transaction architecture from the start
  • Audit trails that satisfy regulators and legal teams
  • Vendor finance and deposit structures reviewed at discovery
  • Identity verification that handles edge cases, not just the happy path
  • Payment rail compliance reviewed before integration starts
02

Integration Ready

  • Real estate CRM integrations that survive agency system changes
  • Payment rails designed to recover when third parties go down
  • Identity provider connections tested against real document types
  • Legacy system integrations handled with honesty about what's possible
  • API failure paths designed — because in property, they will fail
  • Versioned integration contracts so updates don't break settlement flows
03

Scale Ready

  • Designed for 10× launch volume — growth shouldn't require a rebuild
  • Multi-building architecture that doesn't degrade as the portfolio grows
  • Transaction volume spikes handled — campaign launches, settlement days
  • Load tested before go-live, not after a failed settlement
  • Failover paths for time-critical transaction windows
  • Monitoring that finds problems before a building manager calls

A process built for high-stakes property environments

Property platforms carry legal and financial consequences that most software doesn't. The process we use front-loads the hard thinking so the build itself is as low-risk as possible.

Deploy & Evolve

Go-live is the start of a property platform's life, not the end of the engagement. Post-launch monitoring, support, and iteration because property platforms that go unattended accumulate both technical debt and compliance exposure.

SLA-backed support. Most clients are still with us years later.

PropTech App Development

EB Pearls is a Sydney-based PropTech development company with over 20 years of experience building digital products for the Australian property industry. From property buying platforms to building management software and real estate payment systems, we've delivered technology for some of Australia's most innovative property companies.

Property technology development requires more than technical capability. It requires familiarity with Australian property transaction law, trust account obligations, real estate integration complexity, and the compliance requirements that govern how money moves in property. EB Pearls brings all of this to every PropTech engagement — ISO 27001 certified, 20 years in market, trusted by Coposit, Rello Pay, and MYBOS.

Questions property buyersalways eventually ask

We'd rather answer these here than wait for them to come up two months into a project.

We've built platforms where regulated trust accounts are core to the transaction flow — including Coposit, where buyer deposits sit in regulated trust accounts and are accepted by CBA as pre-sales collateral. We're not lawyers, but we're not starting from zero. In practice, your legal team reviews our architecture rather than explaining what trust accounts are. That's a significant difference.

We've integrated Nuvei payment rails, multiple identity verification services, AML compliance tools, and real estate CRMs — often simultaneously on the same platform. Whether we can connect to your specific system depends on the integration landscape, which is exactly what Discovery maps. We'll give you a straight answer after looking at it properly — not a yes designed to win the work.

Full IP ownership on delivery. Every line of code, every design asset, every document belongs to you. No lock-in. No proprietary dependencies that make it expensive to leave. Written into the contract from the start.

We've rescued PropTech platforms that other agencies built. The first thing we do is honest assessment — what's actually there, what it costs to fix, and what order to fix it in. We won't tell you to burn everything and start again unless that's genuinely the right answer. MYBOS came to us in a similar situation. What they have now powers 3,000+ buildings globally.

Every engagement has three named leads: an Engineering Manager, a Business Analyst, and an Account Manager. They stay on the project — they don't rotate when a new client comes in. You'll know who they are before the project starts and communicate with them directly throughout.

30–45 minutes. No deck, no pitch. We ask about your platform, your transaction environment, your integration landscape, and your timeline. You ask us whatever you want. By the end you'll know whether we're the right fit. If we're not, we'll tell you that too.
